CURRENT BUILDING CONDITION
41 Tower Hill, a landmark built in the 1980s, has served as the Societe Generale London office for decades. With Brexit as a catalyst and amidst new requirements emerging for office space in a post-pandemic context, the new vision for this renovation is to transform this building into an anchor hub on the gateway to the City of London, with sustainability and adaptability. Following a CAT A PLUS fit-out design, the planned refurbishment is not just about improving the building conditions but redefining its market value and cultural significance.

The design strategy ingeniously harnesses the existing concrete structure, preserving and repurposing original materials found on-site. It elevates the fair-faced concrete finishes in select areas and maximizes natural light within the office spaces through a revamped atrium.

Per the landlord's specifications, the office space, spanning 21,000 m2 in GIA, will offer a dynamic leasing strategy. The first floor is designed to provide an innovative co-working space tailored for start-ups, fostering collaboration and creativity. From the second to the eighth floor, a set of adaptable layouts will be available to meet the needs of medium-sized and large single tenants, ensuring a perfect fit for a wide range of company requirements.​​​​

Pending approval from city planning authorities, the top floor will house an exclusive executive club with amenities such as a private dining area, spa, and panoramic city views. The ground floor will feature public facilities, including a spacious lobby, conference rooms, and a café, while the basement will house retail spaces offering a variety of shops and services for visitors.

Introducing Cat A Plus, a unique blend of Cat A and Cat B fit-outs. This design strategy offers a 'plug-and-play' office setup provided by landlords. Prospective tenants can simply move in with their staff, coffee beans, and IT equipment, making it a hassle-free solution.
Cat A Plus spaces are not just ready to move into but pre-fitted. This means that all the necessary infrastructure and amenities are already in place, saving the tenant time and effort. Additionally, these spaces are available on shorter-term contracts, reducing the level of risk for those who occupy them.
Nowadays, it is more popular because tenants make minimal investments. These offices are often complemented with common areas. Tenants seek short-term contracts (more flexibility), and many cannot afford a fit-out.
By harnessing the design team's deep insight and leveraging digital tools throughout the design process, we equip the landlord with comprehensive layout manuals to oversee both current and future lease generations. Additionally, we provide valuable cost guidance to facilitate lease negotiations with prospective tenants.

Various layout solutions have been devised to regulate the diverse proportions of open-plan offices, enclosed office spaces, and communal areas on each floor. The MEP systems and finishes have been designed in accordance with these layout solutions. With a seamlessly combined modern industrial style, sophisticated details, and meticulously chosen materials palette, our proposal aims to maximize the long-term sustainable utilization of building materials and optimize energy consumption for future operations.
